Compare the address, unit, photographs, rent and contact details across the listing, map, building site and any property-management page. View the unit in person where possible or use a trusted local representative and live video that shows the exterior, unit number and current condition. A low price and urgent overseas landlord story are warning signs.

Ask the landlord or authorized manager for their full legal name, service address, phone and proof that they can rent the unit. Verify a property-management company through its official website and do not rely on contact details supplied only in the advertisement. Never send a passport scan, study permit or banking password before understanding why it is needed and how it will be protected.

Use a traceable payment method to the verified party and obtain a receipt stating the address, purpose and date. Gift cards, cryptocurrency, wire transfers to unrelated names and requests to bypass the rental platform create serious risk. Report suspected rental fraud to the platform, police and Canadian Anti-Fraud Centre.

Put rent inclusions duties and ending rules in writing

A verbal promise is difficult to prove.

CMHC explains that written and verbal rental agreements can create responsibilities, but a written lease makes the terms clearer. Record the legal names, unit, start and end date, monthly rent, due date, payment method, utilities, internet, parking, furniture, laundry, repairs, insurance, guests, pets, smoking and keys.

There is no single national deposit rule.

CMHC notes that deposits and payment rules vary across provinces and territories. Some jurisdictions permit a last-month rent deposit, some regulate security or damage deposits and some require interest or special handling. The receipt and lease should state whether money is rent, a security or damage deposit, a key deposit or another lawful charge and who holds it. The lease can make one tenant liable for others.

Confirm whether each roommate signs the main lease or one person sublets rooms. Joint and several liability can make one tenant responsible for the full rent or damage, depending on the agreement and local law. Use a roommate agreement for payment shares, utilities, cleaning, guests, quiet hours, food and departure even when it does not replace the lease.

Budget rent with utilities, tenant insurance, furniture, transport, laundry and moving costs. Do not rely on exceeding student work-hour limits to cover an unaffordable unit.
