Convert weekly advertising into a full housing budget
Weekly rent is only one line in the accommodation decision.
Calculate rent across the entire contract rather than multiplying by a rough four weeks per month. Add the bond, rent in advance, application or booking charges, utilities, internet, laundry, furniture, kitchen items and the transport cost created by the location. Ask which payments are refundable, which are compulsory and which can change during the agreement. Keep every receipt and avoid sending money to an account that cannot be verified against the provider or authorised agent.
Build a buffer for temporary accommodation, moving, replacement keys and seasonal utility changes. Do not design a budget that depends on immediately finding part-time work. Employment is uncertain, visa work conditions apply, and the first weeks are already busy with enrolment, orientation, banking and settling in. Your housing plan should remain workable using funds that are genuinely available.

Use a safe booking and inspection workflow
Pressure, secrecy and unverified payment routes are warning signs.
Confirm the address, provider or landlord identity, room type and agreement before transferring money. Where practical, inspect in person or request a live video inspection that shows the room, shared areas, building entrance and street. Compare the details with official provider information and independent map data. Be cautious if someone refuses documentation, demands urgent cryptocurrency or cash, offers a price far below comparable properties, or asks you to pay before identity and authority are established.
Read the full agreement, including minimum term, guest rules, cleaning duties, inventory, notice periods and dispute process. Photograph the room and record existing damage when moving in. For private rentals, learn the bond process and tenant support body for the relevant state or territory. International students generally have the same tenancy rights as other renters, but the procedure and authority differ by location.

Treat under-18 accommodation as a separate compliance pathway
Students under 18 cannot rely on an ordinary adult rental plan alone.
If a student will be under 18 in Australia without a parent or legal custodian, the education provider generally needs to approve accommodation, support and welfare arrangements and may issue a Confirmation of Appropriate Accommodation and Welfare. The approved period and arrival arrangements must align with the visa and provider instructions. Do not independently change an approved arrangement without checking the formal process first.
Families should obtain the provider’s under-18 policy in writing and confirm airport arrival, emergency contacts, curfew or supervision expectations, homestay standards and the date on which adult arrangements may begin.
